What is a Commercial Renovation?

A commercial renovation is building work that upgrades, reconfigures or restores an existing commercial property – such as an office, retail tenancy, shopping centre, warehouse or hospitality venue – so it works better, looks better or meets current standards. Projects range from a cosmetic refresh of finishes to a full strip-out with new layouts, building services and compliance upgrades.

A renovation works with an existing building or fitted space. A fitout prepares a tenancy for a specific occupant, often from a bare shell or after make-good. In practice, many commercial projects combine renovation, refurbishment and fitout work.

What sets commercial renovations apart from residential work is the level of regulation and coordination involved. Works must comply with the National Construction Code (NCC), accessibility and fire safety requirements, and workplace health and safety laws, and they usually need sign-off from certifiers, landlords or centre management. Many projects also have to be delivered while the business, shopping centre or building stays open.

What does a commercial renovation include?

  • Strip-out and demolition of an existing fitout
  • New layouts, partitions, ceilings and joinery
  • Electrical, lighting, HVAC, plumbing, fire and data upgrades
  • New flooring, finishes and shopfronts
  • Accessibility and compliance upgrades, such as accessible amenities and egress
  • Structural, façade or base building works

BSG Commercial delivers commercial renovations Australia-wide from our head office in Wetherill Park, NSW, and our Gold Coast office in Burleigh Heads, QLD. We manage everything from approvals and trade coordination to hoarding and 24/7 aftercare – including live-environment works in shopping centres, airports and transport hubs where trading can’t stop.

Why Renovate Your Commercial Space?

Your workspace plays a huge role in how your business operates and how your brand is perceived.

A well-thought through renovation can do more than refresh appearances – it can improve team productivity and efficiencies, impress clients, and create a more functional and productive environment.

You might consider a renovation if your space:

  1. No longer supports the way your team works

FAQs

What’s the difference between a commercial renovation, refurbishment and fitout?

The terms overlap, but they usually describe different scopes. A commercial renovation is the broadest term and can include structural, services and façade work on an existing building. A refurbishment typically refreshes existing interiors – finishes, lighting and ceilings – without major layout changes. A fitout prepares the inside of a tenancy for a specific occupant, often starting from a bare shell or after a previous tenant’s make-good.

How is a commercial renovation different from a residential renovation?

Commercial renovations are more heavily regulated and more complex to coordinate. Commercial buildings fall under different NCC building classes with stricter fire safety, accessibility, and services requirements, and the work must comply with workplace health and safety laws. Commercial projects also involve more stakeholders – landlords, centre management, certifiers and tenants – and often need to be staged around trading hours.

Do I need council or building approval for a commercial renovation?

It depends on your state and the scope of work. Minor, non-structural internal works may be exempt, but many renovations need development approval, building approval, or both – in NSW, some projects can be approved through a Complying Development Certificate (CDC). A change of use will usually require approval. At completion, you’ll typically need an occupation certificate (NSW), a certificate of occupancy (QLD), or an occupancy permit (VIC). Tenants will also need landlord or centre management approval.

How much does a commercial renovation cost?

Costs vary widely depending on the size of the space, the scope of work, the building’s condition, finishes, services upgrades and approvals. A cosmetic refresh costs far less per square metre than a strip-out with new services and compliance upgrades. Hidden conditions such as asbestos, outdated wiring or non-compliant fire systems can add cost, so we recommend setting aside a contingency of around 10–15% of your budget.

Who pays for a commercial renovation – the landlord or the tenant?

It depends on the lease. Landlords usually fund base building works – structure, façade, lifts, main services and common areas – while tenants typically pay for works inside their own tenancy. Landlords may offer a fitout contribution or other incentive to help cover tenant works, particularly on new leases. Tenants should also check their make-good obligations, as renovation works may need to be removed at the end of the lease.

How long does a commercial renovation take?

As a general guide, a minor refresh of a small tenancy can take a few weeks on site, a mid-sized office or retail renovation often takes one to three months, and multi-level or base building works can run for six months or more. Approvals, long-lead materials and after-hours work restrictions can extend timeframes, so it’s worth engaging a builder early in planning.

Can we keep trading during a commercial renovation?

Yes, in most cases. Renovations in live environments are carefully staged, with work zones separated by hoardings, noisy or dusty tasks scheduled after hours, and services cut-overs planned to minimise downtime. BSG regularly delivers works in operating shopping centres, airports and workplaces, and supplies internal hoardings to keep customers and staff safe while the space stays presentable.

Will a renovation trigger compliance upgrades?

Often, yes. When building work requires approval, the new work – and in some cases the path of travel to it – must meet current accessibility requirements under the Disability (Access to Premises – Buildings) Standards 2010. Certifiers or councils may also require fire safety upgrades to bring older buildings closer to current NCC standards. Identifying these obligations early avoids surprise costs later in the project.

Is asbestos a risk when renovating a commercial building?

It can be. Asbestos was commonly used in Australian buildings until the late 1980s and was banned nationally at the end of 2003. Under workplace health and safety regulations, workplaces in buildings constructed before 31 December 2003 generally need an asbestos register, and asbestos must be identified before refurbishment or demolition work begins. Any asbestos that will be disturbed must be removed safely, generally by a licensed asbestos removalist.

Should I renovate or build new?

Renovating is usually faster and more cost-effective than building new, and it lets you keep an established location. A new build may make more sense if the existing structure or services are beyond economical repair, or if the building can’t be adapted to your operational or compliance needs. A site inspection and condition assessment will help you compare both options on cost, time and risk.

How do I choose a commercial renovation contractor?

Look for a builder with experiencein your sector, the right licences and insurances, and a track record of delivering similar projects on time and on budget. Ask how they handle approvals, workplace health and safety compliance and trade coordination, and how they work in occupied spaces. BSG’s site teams and trades are CM3 certified, and we can act as principal contractor or project manager under design-and-construct or construct-only delivery models, depending on your needs.
