Bing Lee Tenancy and Fit-Out Works
Scope of work
This was a tenancy reconfiguration and fit-out job for AMP Capital.
The job was to create a tenancy space for Bing Lee at Macquarie Centre. We had to defit a large tenancy and a cafe to create the required space, and remove a large sky light that was approximately 12m x 12m square and went from the roof down through the top floor and into the Myer tenancy below.
The job took 12 weeks to complete and cost a total of $1.2M.
Works Included
We did a full defit of the shops and opened up the space. We then had to enclose a work space above the escalators in Myer below by installing a scaffold up the escalator void below and forming a drop-safe deck above the escalators that remained in use during the construction works.
Next, we removed the large skylight on the roof and did a full roof infill to fill the void, and removed the shaft down through to Myer.
Once the demolition was complete, we worked with the structural engineers’ design to infill the concrete slab above Myer to create the full floor space for the incoming Bing Lee tenancy.
Once the concrete floor was infilled and the bare shell was created, we commenced some fit-out works that formed part of the lessor works in the lease agreement. These included the supply and installation of the shopfront, feature ceilings at the entrance, BOH store room, lunch room and office, as well as the epoxy and vinyl flooring throughout the tenancy.

CHALLENGES
The biggest challenge was to remove and infill the large skylight that was over the top of the Myer escalators, which needed to remain operational and in use for their shoppers for the duration of the project. We needed to install a scaffold system to capsulate the escalators and create a platform above to infill the large void in the concrete slab, while ensuring there was no risk to shoppers below.
OUTCOME AND IMPACT
The works were completed on time and handed over to Bing Lee for commencement of their fit-out, which was a 6 week program. Their aim was to open the store and trade in time for the Black Friday sales, which was ultimately achieved.
TECHNOLOGY AND INNOVATIONS
The installation of the large oversize steel beams required to infill the slab was designed by the structural engineers to be installed from above the slab and fixed up underneath the slab, which was unconventional. The design was to crane the beam in place and piece it together, which is very unconventional but innovative, as we could not install from below, which would be standard practise, due to Myer still being open and trading.
