Scope of work

HomeCo engaged BSG Commercial to complete full landlord works for Rebel Sport’s new tenancy at HomeCo Toowoomba. The brief was to demolish and prepare the existing space, upgrade key building services and deliver a clean, compliant tenancy ready for Rebel’s incoming fit‑out.

BSG’s scope covered tenancy strip‑out and make‑good, electrical and mechanical upgrades, fire and hydraulic modifications, installation of a new automatic roller shutter and security mesh, and internal and external repainting — all delivered within a trading retail environment.

CHALLENGES

BSG managed ongoing changes to fire and mechanical documentation, delayed consultant information and emerging switchboard relocation requirements, all while maintaining safe public access, working around shared services and coordinating multiple contractors on a busy site.

OUTCOME AND IMPACT

Despite design changes and live‑environment constraints, BSG delivered the landlord works safely and efficiently, handing over a compliant tenancy ready for Rebel Sport’s fit‑out.

Significant base‑building and services upgrades were completed without major disruption to centre operations, reducing risk to Rebel’s downstream program and giving HomeCo a single, accountable partner for consultants, trades and delivery. The project reinforced BSG’s role as a no‑drama tenant‑delivery specialist for time‑critical retail works.
