BSG Commercial delivered a full base build tenancy for Services Australia at Marrickville Metro on behalf of GPT, handing over a finished space ready for JLL’s incoming fit‑out works on time and on budget.

Scope of work

GPT engaged BSG to complete the commercial tenancy base build for Services Australia inside Marrickville Metro. The brief was to deliver a fully prepared, compliant space so JLL, as the incoming builder, could move straight into fit‑out and meet Services Australia’s 30 June opening target.

BSG’s scope included complete hydraulic installation and construction of new toilets, floor levelling and screeding, internal walls, a 500m² grid ceiling, painting and patching, fire door reconfiguration and a new shop front.

Works Included

  • Full base build works for a new Services Australia tenancy

  • Hydraulics installation and construction of male, female and accessible (ambulant) toilets

  • Floor levelling and screeding to achieve a level substrate for new floor coverings

  • Construction of internal tenancy walls to define operational areas

  • Supply and installation of a 500m² grid ceiling throughout the tenancy

  • Patching, sanding and painting of all internal walls and columns

  • Removal and blocking up of existing fire doors, installation of new compliant fire doors, including works into the service corridor

  • Design and construction of a new shop front to the tenancy

CHALLENGES

While the project ran smoothly overall, a small number of technical and program risks needed to be managed to maintain the June 30 opening deadline.

Key challenges included:

  • Ensuring the tenancy was fully ready for JLL’s fit‑out program to enable a smooth transition and on‑time opening for Services Australia
  • Undertaking noisy activities such as concrete sawing, cutting and coring under strict day‑time noise limitations, requiring extensive night works
  • Resolving a significant plumbing issue related to an 800mm‑thick concrete slab, which had the potential to delay hydraulic rough‑ins if not carefully planned and executed
  • Taking on additional floor rectification works originally scoped for JLL, to satisfy their carpet installation requirements and protect the overall program
